The second improvement which will earn you a full return is a minor bathroom remodel.  In fact, according to HGTV, you could make money on this by getting 102% of the price back in your selling price!  You can replace your tub, tile backsplash, floor, toilet, sink, vanity, and fixtures for around $10,000, according to their site.  If you don’t have that kind of money, then do minor fixes like fresh paint, fresh fixtures, and new flooring.  The bathroom is usually a small space, so new flooring won’t be that costly.

 

Other repairs will usually not get you your full investment amount, but they come close and may help you sell your home faster, particularly if the market is flooded with available homes.  Yours needs to stand out from the rest of the pack!  Such improvements are kitchen remodels or room additions.  And, take note that a pool is something to have installed for YOUR enjoyment.  You will not get nearly the investment back when selling the home.
